The Alpha Omega subdivision in Box Elder, a project spanning 1,400 acres and potentially 10-15 years, will be free to begin the bid process, and soon moving dirt, with the potential approval of the project’s Phase 1 development agreement at Tuesday's City Council meeting.

With the layout plat for Phase 1 already approved, Tuesday’s development agreement could dot the T’s and cross the I’s necessary to move forward with the bid process, and allow infrastructure construction to begin. The agreement will allow them “with great gusto, to begin work on creating lots” said Gordon Howie, managing partner for Alpha Land Company.

Phase 1 will include 30-40 single family home lots and about six and a half acres of multifamily housing lots, Howie said. He envisions the project providing “significant” relief for the housing industry in Box Elder and the surrounding areas.

The 1,400-acre project lies west of Radar Hill Road and south of Highway 14-16, and includes 20 acres designated for donation to the Douglas School District.

“So it’s a mammoth project,” Howie said, three years in the making.

The project is a family affair, combining over 120 years of real estate experience between Howie, his brother Gary, and his sons, Shadrach and Kelly.

“It just seemed like a project that would be a wonderful family enterprise that we could really use to benefit the community," Howie said. "And it’s kind of a once-in-a-lifetime project for all of us.”

The timeline projection for Phase 1 begins building the infrastructure within the next 90 days. Howie said they have already submitted plans for Phase 2, with the first two phases taking the project from Sunnydale Road to Cheyenne Boulevard — a project he said is slated for engineering and construction within the next year or two.

“And we're hopeful that we may be in a place where we could even see homes being constructed by the end of this year, certainly by the spring of next year,” he said.

The overall timeline is a bit trickier, but Howie said it could “easily be a 10 or 15 year project.” Once construction of the infrastructure begins, he envisions fast-paced development, with the hope of building 100 or more homes a year.

For Box Elder, Howie sees the project as an alleviation of a badly-needed housing deficit, not just within the city, but the surrounding areas, as well — even before the B-21 expansion. The project’s proximity to the interstate highway will also bring in new business, he predicts, and help generate additional tax revenue for the city. Howie said the city of Box Elder has been "very helpful" in getting the project launched.

“To say we’re excited would be an understatement," Howie said. "We’ve waited a long time to get this thing rolling.”

Alpha Omega is one of 10 active or planned housing developments in Box Elder.
